Traditions of America Warranty

Your warranty protects you from defects in workmanship for one year, mechanical or system defects for two years, and structural defects for ten years.  This coverage is absolutely free!  Simply send in your enrollment form at closing to receive this comprehensive coverage.  You will receive your home’s original Warranty Booklet by mail within forty-five days of settlement.

Our Customer Service Manager will meet you about forty-five days after you move in.  The purpose of this meeting is to review any questions about or concerns you may have with your new home.  We encourage you to prepare a list to review with the Service Manager in person at this visit.  If any significant warranty items are identified, we will complete a warranty form with you and arrange to correct the item as soon as possible.  Some minor cosmetic repairs (i.e. nail pops, expansion cracks) may be deferred until the eleven month inspection, when the home as gone through four seasons and fully settled.

One Year Workmanship Warranty

The one year workmanship coverage begins the day you take possession of your home. The workmanship facet of your policy includes items that are impacted by the human element of new home construction. It covers the workmanship of the carpenters, the plumbers, the electricians, the flooring installers, the siding installers, as well as the roofers and the stone masons. It covers the work of the people who graded your lot and poured your slab or foundation. The work of everyone physically involved in the construction of your home is covered by this section of your warranty.
Our Customer Service Manager will meet with you about eleven months after you close. He or she will review any concerns you may have that qualify as claims und the one year workmanship warranty. We will schedule any repairs, including cosmetic items, to be completed as soon as possible.

Two Year Systems

The two year systems component of your warranty also begins on the day you take possession of your home. This coverage includes the plumbing, electrical, heating and air conditioning systems. This facet of your warranty covers things like leaks in pipes or pipes freezing. If ductwork separates or refrigerant lines leak within the warranty period, your coverage pays for repair. If there is a failure of the wiring in your home to carry its designated load, the repair or replacement of the necessary components is covered by your two year systems warranty. If the problem is with a specific fixture such as a ceiling fan or a faucet, the manufacturer’s warranty covers this.
In the event you experience any covered mechanical problems during your second year of home ownership, please complete the Warranty Claim Form in the back of your Warranty Booklet and send it to our office.

10 Year Structural Defects

The ten year structural portions of your warranty covers catastrophic failure of the load-bearing elements of your home. This means that items such as roof trusses and floor joists are able to carry their respective loads, basement and/or crawlspace walls must also remain structurally sound. Components such as beams, girders and columns must maintain their integrity. A failure of any of the components that renders the home uninhabitable is covered by the structural defects portion of your warranty.
